Sierra Nevada Investment Management offers our clients personalized services that can be arranged specifically to fit your portfolio, so you only pay for the services you need.

We cover all your portfolio administration needs, including accounting, reporting, cash management, financing, lease negotiations and project based services.

We do not participate in the profits of ownership.  Our fee structure is designed so that we only charge a percentage of the gross rental income. 

No, we don’t charge higher fees for vacant properties. Our fees are performance-based, and we’ll customize a fair, minimal vacant-property fee depending on your portfolio. In larger portfolios, this fee is often waived altogether.

Generally, most clients ask for monthly financial and operating reports.

All expenses are approved and paid internally with monthly invoices submitted to the tenants for all triple net costs. The client can choose the level of authorization depending on preference.

Our services for each property are customized for the client based on need. No two real estate portfolios are alike, so we work with the client to develop the best fit of methods and services.

We manage Class A and B industrial buildings, typically 25,000–100,000+ sq. ft., throughout Southern California. Tenants are generally on NNN leases.

We work with and not in competition with brokers and agents. We are in the asset management business and provide support to leasing, sales or purchase services.

Our investment strategy aligns directly with our clients’ goals. We emphasize the value of a long-term, buy-and-hold approach that builds net worth through high-quality assets, controlled operating expenses, and stable rental income supported by well-qualified tenants.
